Guava problem

Hi
I have a Hawaiian guava tree that has been excellent. It grows next to my peach tree that got brown rot this year. Some of the fruit on my grave looks like deflated brown balloons and never mature. Those who do looks like the pictures above. Does anyone know if this is brown rot or maybe mites?

I believe it's mites. Mites are known to cause the hardening and discolouration of fruit.
