It's actually in my greenhouse but we've had a heatwave for 4 days over 40º straight so I was watering it daily (tap water-alkaline). The sun was still streaming in through the lifted roof vents. So I thought it was either burn or root-rot due to over watering. I only just transplanted to that larger pot a couple of months back so it's not root bound at all, and it's can't go into the ground at all as we get very cold frosty winters so it'll remain the greenhouse. I'll move to an even larger pot next year. I was just concerned it may be a fungal disease or possibly root-rot?

It's fine in that pot in my opinion. If it was my tree I would just cut the burnt leaves off and keep doing what you have been. I don't think it has a fungal disease but you could back off watering. Water it well when the soil in the pot is dry.
