I can see where you're comming from. Next time I move it will be solely based on climatic conditions alone.
In a nutshell, from what you plan to grow you will find more suitable areas further north of Sydney. You will find even more suitable micro climates when you start looking north of Newcastle.
In and around Coffs Harbour would be my choice and then, not all areas are ideal even there.
They grow bananas on a commercial basis, there's a very large commercial Litchi farm and pawpaw's grow well also.
I'm about 1 hour north of Sydney and about 14k's from the ocean. The frosts are few and far between. My 21/2 acre block gets some frost on the lower areas and frost free on higher parts.
There's a lot of questions you are asking there, I'm sure you have other resourses at your disposal to find your ultimate ideal location and, good luck.
