Mamey Sapote

Exchef1 starts with ...
Hi, I have a Mamey Sapote tree. It is 15 feet high. It is 12 years old and has not fruited as yet. Flower appear and small fruit develop but after a few weeks they fall off. The tree is in the sub-tropical area of Queensland. It is very healthy with new growth. What am I doing wrong?

It sounds like pollination isnt effetive. Have you tried to fertilise by hand
