No Flowers on a Reed Avocado

Ron starts with ...
I have a large Reed Avocado tree that is at least 10 years old, its about 4 meters high. I never see any sign of flowers on this tree.
Next to this tree I have a Hass that flowers and fruits reasonable well.
Also have a Bacon as a cross polinator, its young but has some flowers.
Question 1: Has anyone any suggestions on how I can get this tree to flower?
Question 2: Could I cut most of the limbs of the Reed and graft Hass onto it and how would one go about doing this?

I am not a gardener but years ago I would buy fruit and put the seeds in soil for fun I did it with Avacado and 16 years they never flowered and grew very well sorry do not have them my ex has it !

now I do a bit I have a papaya behind the fridge!
