Avocado

Can anyone tell me what might be wrong with my avocado. The tree is about 10yrs old, has previously had good avos but not for a few years - now they develop like the photo as the fruit get older. The soil is not ideal being very shallow then full of clay so I mulch and use clay breaker every few years. Drainage is "good" - in that it doesn't get waterlogged cos it is at the top of a 1.5m retaining wall. Any advice would be appreciated.

it looks like anthracnose. a treatment option would be Copper oxychloride from flowering time to harvest approx monthly, more in wet weather.

I would plant a more resistant variety in another spot as your long term plan if you have the space.
